We arrange and shop financing from wholesale lenders; we do not make loans or credit decisions. Any loan is made by a wholesale lender or investor on its own terms.

Scope

Business-purpose loans for non-owner-occupied investment property only; not for personal, family or household use. Not a commitment to lend. All loans subject to underwriting and lender/investor approval; terms subject to change.

Educational content

Program cards, guides, the comparison table, FAQ answers and the calculator describe general patterns in DSCR financing. Guidelines differ across wholesale lenders and change frequently. Content is not legal, tax, accounting or investment advice and is not an offer, approval or commitment to lend.

Calculator

The DSCR calculator produces estimates from the numbers you enter. It does not reflect any specific wholesale lender’s method, pricing or eligibility rules, and results may differ from an underwriter’s calculation.

Submissions

When you submit a request, you confirm that the information is accurate, that the property is or will be a non-owner-occupied investment property, and that the financing is for a business purpose. Submitting a request does not create a loan application or obligate either party. See our privacy policy for how information is handled.

Acceptable use

Do not misuse the site, attempt to disrupt it, submit false information or use automated tools to submit forms.

Intellectual property

Site text, design, illustrations and the DSCR Loan Programs wordmark are owned by Loan Daddy LLC and may not be reproduced without permission, except for brief quotation with attribution.

Disclaimers and limitation of liability

The site is provided “as is” without warranties of any kind. To the extent permitted by law, Loan Daddy LLC is not liable for indirect or consequential damages arising from use of the site.
