How the ratio is built

DSCR compares what the property earns with what it costs to carry each month. The numerator is gross monthly rent. The denominator, often abbreviated PITIA, adds up principal and interest, one-twelfth of annual property taxes, one-twelfth of annual insurance, and monthly association dues. A ratio of 1.00 means the rent exactly covers that payment; above 1.00 leaves a cushion, below 1.00 leaves a shortfall.

Wholesale lenders do not all calculate the ratio the same way. Some use the lower of the lease and the appraiser’s market rent estimate; some count an interest-only payment while others use the amortizing payment; short-term rental programs may use booking history or a market data report instead of a lease. The guide to how DSCR is calculated covers these differences in detail.

What this calculator does not do

It does not check eligibility, pull credit, estimate pricing or account for reserves, leverage limits or property condition. It is a planning tool. Results are not a loan offer, approval or commitment to lend.
