Basics

What is a DSCR loan?
A DSCR loan is a business-purpose mortgage on non-owner-occupied rental property that is qualified primarily on the property's rent compared to its monthly PITIA. DSCR stands for debt service coverage ratio. Personal tax returns and pay stubs are generally not used to qualify.
Can I use a DSCR loan for a home I will live in?
No. DSCR loans are for business-purpose, non-owner-occupied investment property only. Borrowers typically sign a business-purpose and occupancy certification at closing.
What can a DSCR loan be used for?
Investors use DSCR financing to purchase rental property, to complete a cash-out refinance for business purposes, and to complete a rate-and-term refinance that changes a loan's structure. Each use has its own entry in the product library.
What property types are covered?
Most programs cover single-family homes, townhomes, condominiums, and two- to four-unit properties. Some extend to five- to ten-unit buildings, mixed-use properties, and short-term rentals, with fewer lenders accepting the less common types.

Qualification

How is the DSCR calculated?
The property's qualifying monthly rent is divided by its monthly PITIA: principal, interest, taxes, insurance, and association dues. A result at or above 1.00 means the rent covers the payment, and many programs are commonly described as looking for a ratio in that range or higher. Thresholds vary by lender and program.
Is my credit checked?
Yes. Credit is reviewed on DSCR loans, and the borrower's credit profile influences eligibility, leverage, and pricing. Assets, reserves, and the property itself are reviewed as well.
Do I need to show personal income?
Generally no. The property's rent is the primary qualifying source, so tax returns, W-2s, and pay stubs are typically not required. Lenders still verify funds for the down payment or closing costs and any required reserves.
What if the rent does not cover the payment?
Some programs accept ratios below 1.00, and no-ratio programs do not calculate one, usually with lower leverage or stronger borrower profiles as offsets. Adjusting the loan amount or structure can also change the ratio. A scenario review shows which options are realistic.

Program structures

Why are there so many DSCR program types?
DSCR loans are offered by wholesale lenders that each write their own guidelines, so the category includes many variations. The program library groups them into structures such as standard, no-ratio, interest-only, foreign national, five- to ten-unit, and short-term rental DSCR.
What is an interest-only DSCR loan?
It is a DSCR loan with an initial period during which the payment covers interest only, followed by an amortizing period. Some lenders calculate the coverage ratio on the interest-only payment, which can help a property qualify. The tradeoff is that the balance does not decline during the interest-only period.
Can foreign nationals use DSCR loans?
Some lenders offer DSCR programs for borrowers without U.S. credit history or residency. These programs usually call for larger down payments, added reserves, and alternative documentation of identity and credit.
Can I close in an LLC?
Many DSCR programs allow vesting in an LLC or other business entity, usually with a personal guaranty from the owners. Lenders review the entity's formation documents, operating agreement, and ownership structure.
